Furnished rentals: what the statute changes, by country
Most tenancy statutes say little about furniture, and the five that do disagree about what it changes. Germany removes rent-increase and termination protection when the landlord furnishes a room inside his own home, while Spain does the opposite and applies the normal housing rules to the furniture as well. Austria only caps what may be charged for furnishings, and Sweden withholds the right to swap a furnished room during the first nine months. Ontario only lists furniture among the services and facilities of the tenancy.
Scope of this guide
Canada: the Canada Labour Code (federal sector) and the Ontario statutes that LawAsked has loaded. Other provinces are not compared.
| Country | What furnishing changes | Charge for the furniture | Effect on tenant protection |
|---|---|---|---|
| Austria | Furniture or other services supplied with the let are paid for by agreement | Only an appropriate fee may be agreed | |
| Canada | Furniture, appliances and furnishings count as services and facilities of the tenancy | ||
| Germany | A furnished room inside the landlord’s own home is treated differently from an ordinary home | Rules on rent increases and on tenant protection at termination do not apply, unless the tenant has the room for permanent use with family or a long-term household | |
| Spain | The housing-lease rules also apply to furniture let with the home | None removed: the same rules cover the furniture | |
| Sweden | A furnished room is outside the right to swap a home with permission of the rent tribunal during the first nine months | No right to swap a furnished room in the first nine months |

The Netherlands, Norway and Japan are not shown: their ingested tenancy statutes (BW 7, Husleieloven, 借地借家法) contain no provision on furnished lets. The United Kingdom, Australia, France and the United States are not shown because the relevant tenancy statutes are not ingested. No country here states a different notice period, deposit or duration for furnished lets.
How this table was built
Every row is taken from the official, consolidated text of the statute, which LawAsked loads from each government’s legislation service.
Each figure is tied to a passage quoted word for word from that text. When the page is served, it checks that every quoted passage is still in the current text of a law that is in force; if a law is amended and its wording changes, that row is hidden until a person reviews it again.
The table shows the statutory minimum only. Collective agreements, awards and individual contracts often give more than the statute, and some countries let a collective agreement set different terms.
